Yes. Non-residents may freely own urban and titled residential property in their own name, with no residency requirement and no local partner. The single restriction is agricultural land, which requires a formal change of use before a foreign buyer can acquire it.
A reservation offer, then a compromis de vente signed before a notary with a 10% deposit held in escrow. The notary conducts title and charge searches at the Conservation Foncière. Completion follows six to ten weeks later with the final deed and registration.
Budget 6% to 8% of the price. That covers 4% registration duty, roughly 1.5% notary fees plus VAT, 1% land registry, and stamp duties. Our buyer fee is agreed in advance and disclosed in writing before any offer.
An annual taxe d'habitation and taxe de services communaux, generally modest, with a five-year exemption on new builds. Rental income is taxed on a progressive scale after a 40% standard allowance. Capital gains on resale are taxed at 20%, with exemptions after six years of principal residence.
Fourteen to twenty-four months for a full restoration of a medina riad, including permits. Structural consolidation and zellige work set the pace. We give a month-by-month schedule with the estimate and report against it fortnightly.
Inside the UNESCO-listed medina, façades, heights and street elevations are protected. Interior reconfiguration is usually possible; roof terraces and pool additions need approval from the commune and, for listed buildings, the heritage authority. We establish exactly what is permitted before you commit.
Yes, with a classification licence from the Ministry of Tourism and a declaration to the commune. Our management arm handles the dossier, the inspection and the ongoing guest reporting. Expect eight to twelve weeks for first classification.
Yes. Full stewardship covers staff payroll, garden and pool maintenance, security, utilities, guest turnover and a monthly written report with photographs. Fees run from 8% of gross rental income, or a flat annual retainer for non-let houses.
No. The first hour with a partner is free, whether you buy or not. We would rather tell you a market is wrong for you early than sell you the wrong house.
Yes. Roughly a third of our clients complete without a second visit, using filmed walkthroughs, independent surveys and a notarised power of attorney. We will always tell you when a house genuinely needs to be seen in person.
